A modular home is one that has been constructed in a factory then assembled. The home is created in sections, also called modules. The modules are transported to the building site where they are put together on a permanent foundation. A modular home is not as easy to move from place to place as a mobile home. Mobile homes have chassis, modular homes do not. While they can be moved it is not recommended. These homes are just as stable as site built homes and in fact must adhere to the same building codes and laws.
Modular homes are different from manufactured homes in this way. Manufactured homes are not held to the same standards. When you buy a modular home you know it is subject to the same requirements for safety and quality as a site built home. Modular homes are more affordable than site built homes because of the economical way they are constructed. Factories are able to get better deals on materials and labor, and therefore can pass the savings on to home buyers. These houses also take less time to build than site built homes. As you can see, there are many reasons why home buyers may go modular.
Used modular homes are sometimes located in communities or parks. Other times they are on private pieces of land. If a modular home is of interest to you, consult with a realtor in your preferred area. They can tell you whether or not there are any previously owned modular homes for sale. If not, you may want to consider having one built from scratch.
